CREA DDF®, The National Feed

DDF is CREA’s Data Distribution Facility. It is national, and brokers opt in individually, so you get a Canada wide pool that you filter down to your market. Not every local listing appears, because only opted in brokers are included. It is the faster path to live listings and the one most agents can actually get access to.

Board IDX, The Local Feed

IDX is a reciprocal exchange inside a single real estate board. Where your board has a reciprocity policy and your brokerage participates, IDX gives you the deeper local data set. Where it does not, IDX is simply not available to you and DDF is the answer.

Compliance Built In, Not Bolted On

Displaying DDF data carries real rules. Every property page needs the Powered by REALTOR.ca® logo at a minimum of 90 pixels wide in a 1:1 ratio, linking to the matching REALTOR.ca® listing. MLS® and REALTOR® have to appear in uppercase with the registered mark. A trademark statement has to sit on every page showing DDF data, and the site needs browse-wrap terms of service and a privacy policy. We build that into the template so it is correct on every listing automatically.
