Quick Answer
How Do You Get MLS® Listings On Your Own Website In Canada?
A Canadian real estate site pulls listings through CREA’s DDF® feed, your local board’s IDX feed, or both. DDF® gives national coverage with almost no approval friction. Board IDX gives richer, faster local data but needs a board application. Wise Media builds the site, connects the feed and keeps the display rules compliant.
- Feed options. CREA DDF® for national reach, board IDX for local depth, or both together.
- Approval. DDF® is close to immediate. Board IDX needs an application to your board.
- Build path. A plugin integration on WordPress, or a custom front end when the feed is large.
- Starting point. Agent sites start at $2,500CAD, with team and brokerage tiers above.
Why Most Realtor Websites
Lose The Lead
A profile page on your brokerage domain and a template every other agent on your board is also using. The search happens on a portal, the lead gets captured there, and then you pay to get it back.
Listings live off your domain.
Every search, every saved property and every minute of attention builds a portal’s rankings instead of yours.
No saved searches, no alerts.
A buyer looks once and has no reason to come back, so you never see them again.
Forms that only send an email.
No CRM handoff, no routing, no follow up. The enquiry sits in an inbox until it goes cold.
A template every agent shares.
Same layout, same stock photography, same copy. Nothing on the page says why you.
The Tools Your
Listings Run On
We integrate with the feeds, CRMs and platforms real estate already runs on, rather than asking you to rebuild around us.
Canadian MLS® And IDX
Integration, Done Properly
There are two ways to get listings onto a site you own. They are not interchangeable, and which one fits depends on your board and your brokerage.
CREA DDF®, The National Feed
DDF® is CREA’s Data Distribution Facility. It is national, the listing brokerage opts in per listing, and the approval path is short. You get a Canada wide pool to filter down to your market. Not every local listing appears, because only opted in brokerages are included, but it is the faster route to live listings and the one most agents can actually get.
Board IDX, The Local Feed
IDX is a reciprocal exchange inside one board. Where your board has a reciprocity policy and your brokerage participates, it gives you the deeper local data set and faster updates. Where it does not, IDX simply is not available and DDF® is the answer.
Compliance Built In, Not Bolted On
Displaying feed data carries real rules. Attribution, trademark statements, the listing brokerage credit and the refresh cadence are handled at the template level, so every listing renders compliant without you checking each one.
Plugin Or Custom Build
A plugin is right when the feed is modest and you want to edit the site yourself. A custom front end earns its cost when the search has to stay fast across thousands of listings, when you want filters a plugin cannot express, or when the listing page has to do more than display. We tell you which one your situation needs before you commit to either.
What You Get
Six parts of every real estate build, and the job each one does.
Search that keeps the buyer, not the portal.
Map, filter and polygon search on your domain, with saved searches and alerts so a first visit turns into a returning one.
Every enquiry lands with you first.
Showing requests, valuations and saved search alerts route to your CRM and your phone, tagged with the listing that produced them.
Feed rules handled at the template.
Attribution, trademark statements and the brokerage credit render on every listing without you checking each one.
The address first, then the email.
A home valuation flow that captures the seller side of the market before asking for anything else.
Original pages rank where feed pages never will.
Neighbourhood and buyer guides carry the search weight the duplicated feed pages cannot.
Fast on mobile data, where buyers browse.
The listing grid is built for a phone first, then scaled up.

Real Estate Website Questions
The things agents and brokerages ask before they commit to a feed.
DDF® is CREA’s national Data Distribution Facility. It is broad, opt in for the listing brokerage, and comparatively quick to switch on. Board IDX is a feed from your own real estate board. It carries deeper local data and updates faster, but you have to apply to the board and agree to their display rules. Many sites run both, with DDF® filling the gaps outside your board’s coverage.
For board IDX, yes. Your board approves the feed and sets the display rules you have to follow. For CREA DDF® the listing brokerage opts in and the approval path is much shorter. We will tell you which route fits your situation before any build work starts.
Yes. For most agents and small teams a plugin integration on WordPress is the right call, because it is cheaper to run and easy for you to edit. When the feed is large, or the search experience has to be fast across thousands of listings, a custom front end is the better build.
Feed listings are duplicated across every site carrying that feed, so the individual listing pages rarely rank on their own. What ranks is the content around them: neighbourhood pages, buyer and seller guides, and your own sold work. We build the site so the feed serves the buyer while your original pages do the ranking.
The site itself is the predictable part. The variable is feed approval, because a board application runs on the board’s timeline rather than ours. We scope the build and the feed separately so the site is not sitting idle waiting on paperwork.
Agent sites start at $2,500CAD, team sites at $8,000CAD and brokerage platforms at $12,500CAD. Scope and price are agreed in writing before work starts.
Yes. Every package includes a home valuation landing page that captures sellers, plus listing alerts and saved searches on the Team Site.

Yes. The domain, the site and every lead that comes through it belong to you, not to a portal.
